			<head>Historical Note</head>
			<p>Engineer S. W. S. Duncan established the Duncan Land Title Office of Dallas, Texas,
				in 1872. The Stewart Title Guaranty Company purchased the business around 1910. In
				1914, Duncan testified in a Court of Civil Appeals of Texas case for <title
					render="italic">Young v. Gharis et al.</title> regarding the ownership of a
				tract of land.</p>

			<head>Scope and Contents</head>
			<p>The S. W. S. Duncan Land Title Office Records, 1886-1906, consist of abstracts of
				title to properties in Dallas County prepared by the Duncan Land Title Office. The
				abstracts contain certificates from the Dallas County Records office for each tract
				as well as certified copies of deeds, wills, and probate orders. Additionally, the
				collection includes related abstracts of title produced by the Bowles Brothers Land
				Title Office in Dallas.</p>
